公寓制定了第一学期2022 新预订的延期及取消政策为学生减压。如您受COVID-19 (新冠肺炎)影响,此政策将为您提供更大的灵活性。新政策意味着您可以即时安心预订,可更改或取消预订,而不会造成经济负担*。

▶ 延期

如您已经预订,并因COVID-19 (新冠肺炎)而无法如期抵达澳大利亚 , 则可将合同推迟到下一个学期。合同内的所有条款将会保留,并延续到新学期,包括 您预订的房间类型甚至每周的租金,均 与预订的合同一致。

▶ 取消

如您基于以下详述的原因之一而需要取消,您必须在合同开始日期的14天前以电子邮件方式通知 我们,我们将取消您的预订并全额退款。

如您受到以下任何原因影响,我们将提供灵活的政策为您推迟或取消预订,您只需提供相关文件支持：

• 签证被拒：如您的签证申请被拒绝或您所在国家/地区的签证中心关闭。

• 航班取消/旅行禁令：如您预订的航班被取消并且没有任何替代航班,或者您的原籍国或澳大利亚有旅行禁令,导 致您无法抵澳。

• 大学/院校延迟开学日期：如您就读课程的开始日期推迟到以后的日期或学期,或者大学不提供面对面的教学。

上述的延期和取消政策仅适用于第一学期2022的新预订且以前从未在以下任何公寓居住的澳大利亚境外新生。请注意,合同日期开始后,该政策将不再适用。此政策仅适用于个人预订，团体预订不受相同的条款和条件约束。

如果您需要将抵达时间延迟14天以上，公寓可能需要将您的预订移至其他公寓。所选公寓将非常靠近您预定的公寓。不用担心,我们一定会与您联系，告知您任何变动，并将选择相同的房型以及维持原周租金。

▶ 若学生目前在澳洲境内

如果学生无法前往他们的公寓所在地，我们将为他们延期，在取消边境限制后将他们的合同开始时间推迟 7 天。如果学生可以前往他们的所预订公寓，但在搬到 公寓之前需要完成强制性酒店隔离^，我们不会在他们入住之前向他们收取租金。学生需要在合同开始日期之前通知公寓，以确保从原始合同开始日期起，他们不承担租金。

▶ 若学生目前不在澳洲境内

如果学生不能前往澳大利亚，我们将在取消其祖国和澳大利亚之间的旅行限制（并且他们满足澳大利亚政府的旅行要求）后自动将其合同开始日期推迟最多 4 周，除非学生要求取消（见下面的特殊条款）。

此优惠仅适用于从 2022 年第 1 学期开始并有效期至 2022 年 4 月 30 日的合同。

尽管国际旅行限制仍然存在：1️⃣如果学生在当前合同的开始日期之前以书面形式通知公寓，他们可以取消他们的协议而无需支付提前取消费用。2️⃣如果没有收到取消请求，Iglu 将在取消学生祖国和澳大利亚之间的旅行限制后自动将合同开始日期推迟最多 4 周（如果学生符合澳大利亚政府的旅行要求）。3️⃣如果协议已经开始，学生可以提前取消协议并支付相当于 1 周租金的费用。Iglu 不会退还从他们的协议开始日期到学生以书面形式通知 Iglu 取消之日期间支付的任何租金。

取消国际旅行限制后（可能因地区而异）：适用 Iglu 与学生最后确认的合同开始日期，学生将受其住宅租赁协议条款的约束。可能会要求学生提供旅行/强制性酒店隔离安排的证据。注意：Iglu 的标准取消政策适用于目前在澳大利亚希望取消协议的学生。

1️⃣用户签证被拒

If you are an International Student and you do not get your Visa, you may cancel your Resident Agreement within 5 days of receiving notification from the Department of Immigration and Border Protection (DIBP).

2️⃣未获得学校offer

If you are a domestic first year student applying through UAC / VTAC / QTAC / TISC and you do not get accepted at the University you may cancel your Residential Agreement within 5 days of the UAC / VTAC / QTAC / TISC Main Round offers release date (generally around late January – refer to the UAC / VTAC / QTAC / TISC website for actual dates).

3️⃣政府出行禁令

If you are an International Student that has not yet travelled to Australia and you are not able to enter the country due to Government travel restrictions in relation to COVID-19, you may cancel your Residential Agreement up to 14 days prior to the agreement start date.

4️⃣学校改为网络授课

If your course has moved to online-only teaching, you may cancel your Residential Agreement up to 14 days prior to the agreement start date. This policy does not apply if you have the option to take your course on campus but elect to take it online only.

5️⃣新冠疫情退订政策

Your campus is closed due to COVID-19 If your course does not resume teaching on campus, you may cancel your Residential Agreement up to 14 days prior to the agreement start date.

1️⃣CANCELLATION OF AGREEMENT - GENERAL POLICY 退订政策

Cancellation of agreement BEFORE the lease commencement date: If a cancellation is requested less than 14 days before the agreement start date, the student will be responsible for rent until a replacement tenant has been found.

Cancellation of a booking DURING lease: Furnished Property & UKO reserves the right to charge the student, the costs incurred as a consequence of the student’s early vacation of the room/apartment including (but is not limited to) the reasonable costs of the reletting the room, cleaning, loss of rent.

2️⃣CANCELLATION OF AGREEMENT - DUE TO NO VISA 由于签证原因退订

If you are an international student (students coming from overseas) planning to study in an Australian educational provider, Furnished Property & UKO will release any qualifying international students.

Cancellation of Agreement BEFORE the Lease Commencement Date A student can cancel an agreement without penalty if they do not receive a visa to study in Australia prior to their lease commencing.

Cancellation of Agreement AFTER the Lease Commencement Date A student can cancel an agreement without penalty if they do not receive their visa to study in Australia up to and including the first 14 days of their lease agreement. After this time, Furnished Property & UKO reserves the right to recover reasonable costs for agreement cancellation and early termination from advanced rent or bond payments (including but not limited to cleaning, advertising, administration costs and loss of rent) until the room is re-let.

What should i do if i am declined a visa? If you fail to obtain a visa, we will cancel your leasing agreement and refund your holding deposit so long as you provide the following information: Written confirmation from you that you wish to cancel your booking agreement with Furnished Property & UKO.

Supporting official evidence from The Department of Immigration and Border Protection (DIBP) showing that your visa application declined The supporting evidence should be supplied to Furnished Property & UKO within 72 hours of you receiving official confirmation that your Visa was declined by the DIBP.

Cancellation requests should be sent to students@ furnishedproperty.com.au.The team will then review and consider your request for cancellation and will notify you via email whether your request has been accepted.

Your holding deposit (2 weeks rent) and any advanced rent payment made to Furnished Property & UKO will be returned to you within 4 weeks.

C H A N G E O F DAT E S D U E TO V I S A PROCESSING DELAYS

Students can defer their leasing agreement with Furnished Property & UKO due to late provision of their visa, resulting to a deferral of the commencement date of their university studies in Australia. Furnished Property & UKO will change the student’s lease agreement start date. The booking agreement, including all special terms, room type and location, will be held as previously stated in the original agreement. Please note: If the request is not provided on time, Furnished Property & UKO will assume a Cancellation of Agreement - General Policy, and the fees as outlined above will be applied.

如果学生最终决定退学，学生需要在学校通知邮件下达的3个工作日内，将该邮件证明发送给我们，我们会为您进行全额退款；

▶ 如签证申请被拒，可免费取消预订

如果学生无法成功获取签证以入境澳洲进行学习，那么在租赁周期开始之前，学生需要及时发送取消预订的邮件至 reservations@ysuites.co.在澳洲内政事务部通知学生签证失败的24小时之内：

- 学生必须尽快发送一封要求取消预订的电子邮件至公寓管理处。

- 同时需要提交来自澳洲内政事务部的官方邮件以证明学生被拒绝进入澳洲学习。

- 届时公寓会有正式邮件通知您预订取消，合约作废，而学生也不用承担任何惩罚。

如有以下情况发生，我们有权通过邮件主动取消您的预定：

• 您向我们提供的部分申请&预定信息有误；同时/或者

• 您的真实身份不符合学生身份的要求；同时/或者

• 您没有及时签署租赁协议；同时/或者

• 您没能在要求的时间内成功支付租房订金以及押金。

如果取消发生在合同周期开始之前**

您最初在预定房间的时候支付的1周或2周订金（此订金在入住之后自动变为相应周数的租金）是无法退还的，除非您的取消是基于签证申请被拒，可免费取消预订的情况。
