*Smart Meter Top-Up:* Our electricity service operates on a top-up basis through a smart meter system. The Essential Service Charge is RM0.75 per unit. Typically, the electric for room consumes approximately 1 unit per hour. On average, daily consumption ranges between 5 to 7 units, though this may vary for individuals working from home who may use more units.
Upon move-in, tenants are required to top up their smart meter (Community Manager will assist). The minimum top-up amount is RM52.50, with tenants commonly opting for RM75 (equivalent to 100 units). Please prepare RM75 during move-in for initial top-up.
*Tenant Benefits and Offerings:* 1. *Zero Security Deposit*: Available to local Malaysians renting for 6 or 12 months. 2. *Wifi*: Provided with reasonable speed. 3. Fully Furnished Rooms 4. *Weekly Cleaning*: Common areas and common bathrooms are cleaned twice a week.
*Important Notes:* 1. *Booking (Admin Fees)*: Valid for 1 month; move-in must occur within this period. Non-refundable if move-in is canceled. 2. *Balance Payment*: Must be completed at least 1 day before move-in, not DURING move in. 3. *Access Card*: Only 1 card provided per room. 4. *Personal Items: Not permitted in common areas and common bathrooms. 5. *Late Rental Payments*: Incur penalty charges. 6. *Penalties*: 2 months' penalty for local Malaysians breaching contract; 2 months' security deposit will be non-refundable for non-locals. Same goes for parking. 7. *Lost Access Card*: RM300 fine for replacement. 8. *Security Measures*: CCTV surveillance in common areas, cameras pointed to main door. 9. *Condo Facilities*: Restricted from use facilities that requires owner booking via apps. Tenant only can use facilities that only need access card to enter. 10. *Visitor/Guest* : No visitor/guest is allowed.
Please note our standard move-in timing:
Monday to Friday only : 11AM-5PM except PUBLIC HOLIDAY. 1PM-2PM is lunch time.
