[Expenses]

1. Electricity, water and gas fees Each room has an independent electricity meter, water meter and gas meter. The electricity, water and gas fees are charged according to actual usage. Tenants need to pay a water, electricity and gas deposit of HKD$5000, which will be deducted from the deposit when they return the lease.

2. Facility usage fee The apartment is equipped with a gym (1F) and a laundry room (2F, 2 washing machines, 2 dryers).
The membership fee is HKD$1200/year, which is borne by the residents.

3. Internet fee The apartment is equipped with free Internet, and the upgraded Internet fee is borne by the residents (if necessary, pay after moving in).

As a third-party platform, Yixiang Haoju provides a description of the intention deposit rules for booking a room:

1. In order to protect the rights of students to book a room while waiting for the formal contract of the apartment, and to deal with the slow processing of the contract by the apartment during the peak season, and to reduce the risk of loss of housing sources, the third-party platform provides a "temporary storage of intention deposit" service. The intention deposit of "500 yuan" is a temporary place-occupancy fee to show the sincerity of booking a room, not the final rent or deposit. After receiving the amount, the consultant will synchronize the apartment to issue a contract as soon as possible. The intention deposit will be refunded after the successful booking.

1. The apartment (owner) will give priority to the application of students who paid the intention deposit when processing the reservation.

2. Room reservation:
- After the contract is issued, you need to pay a deposit within 24 hours to reserve the room. If the deposit is not paid in time, the room will be released again and the intention deposit will not be refunded. If the student has booked other houses with the same lease period through Yixiang Haoju, it can be refunded unconditionally.

II. Refund Rules
1. Full refund conditions:
- After successfully signing the apartment contract, apply for a refund in the system background with the formal contract, screenshot of the deposit payment and the payment voucher of the intention deposit.
- If the contract is cancelled due to the apartment's reasons (official proof must be provided), an unconditional refund can be made.
2. If the student gives up the room while waiting for the contract, the refund can be made at any time.
3. If the student does not make a reservation after receiving the contract sent by the consultant, the platform will not accept any reason for a refund.

III. Supplementary Provisions
1. The right to interpret these rules belongs to the third-party platform and the cooperative apartment.

[Booking Overview]
The rent payment methods are divided into annual payment, semi-annual payment and quarterly payment, the details are as follows:
After the tenant confirms the intention to rent, he/she must follow the following process:
• Annual payment: the security deposit is equivalent to 2 months' rent, the water, electricity and gas deposit is $5000, the rent must be paid in a 6-month payment cycle, and the second half of the rent must be paid before August 1, 2025;
• Semi-annual payment: the security deposit is equivalent to 3 months' rent, the water, electricity and gas deposit is $5000, the rent must be paid in a 6-month payment cycle, that is, the second half of the rent must be paid before January 15, 2026;
• Quarterly payment: the security deposit is equivalent to 3 months' rent, the water, electricity and gas deposit is $5000, the rent must be paid in a 3-month payment cycle, that is, November 15, 2025; January 15, 2026; May 15, 2026
The rent for each quarter (three months' rent) must be paid; .
Signing the lease and paying the first installment of rent: The tenant must pay the security deposit within 3 days after signing the lease agreement; sign the contract and pay the first installment of rent within 14 days after the contract and rent invoice are issued. The amount of the first installment of rent depends on the payment method selected.
